Cooling Off Period
For 2026/27 AY: Students have a 5-day cooling-off period from the date of booking. If they cancel within these 5 days, they are entitled to a full refund of the £99 advance rent/holding fee. For bookings made from July onwards, the cooling-off period is reduced to 24 hours. If a student wishes to cancel after the cooling-off period has ended, they remain liable under the tenancy agreement. Good credit history. Proof of residence for the previous 3 years. Students paying the full rent in advance: Guarantor only requires proof of address and photo ID. The guarantor does not need to be UK-based. Students unable to provide a guarantor may use an approved third-party guarantor service such as Housing Hand (service fee may apply).
Additional Fees
A £100 administration fee may be charged when processing a replacement tenant for a tenancy transfer. Dual occupancy fee: £15 per week.
