Cancellation Policies

Delayed Arrivals & travel restrictions

Visa delays, administrative delays, travel delays, missed flights, delayed arrival, delayed university enrolment, or similar circumstances do not qualify for cancellation under the Visa Refusal policy. Replacement Tenant Accepted

Students may request permission to find a replacement licensee if they wish to be released from their licence agreement. It is the student's responsibility to find a suitable replacement. Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Security Deposit

Security Deposit Amount: £250. The Deposit may initially be used to hold the room or freeze the accommodation price. If the student fails to complete the booking process on time, the Deposit may become non-refundable. Once the Confirmation of Enrolment Letter is issued, the Deposit is converted into a Security Deposit. Refund processed within 6–8 weeks after the property receives the completed Deposit Refund Form and required documentation.

Pay In Instalment

Students may pay their accommodation fees in installments. A maximum of 6 instalments is available. The available installment plan depends on the length of the booking. Students should confirm the available instalment option with their sales agent. Failure to pay any instalment on time may result in: Immediate withdrawal of the instalment plan. The entire outstanding accommodation fee becomes immediately due and payable.

Mode Of Payment

Payments can be made using: Debit Card. Credit Card. Bank Transfer. Note: Students are responsible for all bank charges associated with payments and refunds, including intermediary bank charges.

Guarantor Requirement

A UK guarantor is not required to book accommodation. International students can secure their booking by paying the Security Deposit and the First Instalment. Students should confirm the applicable payment terms for their chosen residence with their team. If a guarantor is provided, they will be jointly and severally liable for the student's obligations under the licence agreement.

Additional Fees

Room Change Fee: £100 (exclusive of VAT), plus any applicable room price difference. Late Check-out Charge: £50 per hour, unless a different amount is specified in the Booking Details or Residence Rules. Dual Occupancy Fee: Dual occupancy is available for an additional £50 per week. This fee covers the additional use of utilities, amenities, and services by the second occupant.

Is it safe to stay with the property?

The property provides reception hours during the day and 24/7 security and surveillance. The doors also use a secure fob or card system, depending on the residence, and the team is ready to respond to any issue you may have.

Can I see the room before I make the final decision?

Yes, the property can arrange an online viewing. Please inform your sales agent about your request.

Can I have guests over?

You can have guests visiting you at the property, but you’d need to accompany them at all times. For overnight stays, guests must be at least 18 years old and are limited to a maximum of four nights per month. Please ensure your guests check in by proving their identity at reception and completing the checkout process as they depart. Each residence has its own rules, so please ask your reception beforehand.

When something needs to be fixed, whom do I need to contact?

Before check-in, you will receive an email with the contact details of the property’s operation team. You can contact them in case of a maintenance issue.

What happens if I leave my belongings behind after checkout?

You should not leave any of your belongings behind after checking out, if you do so, these items may be stored or destroyed at your own risk. The property is not responsible for any belongings left after your checkout date. If the property temporarily stores your items, you will be subject to a weekly storage fee.
