    A replacement tenant may be identified by either the tenant or the landlord before the tenancy starts. The landlord has complete discretion to approve or reject the proposed replacement tenant. The replacement tenant must enter into a tenancy agreement acceptable to the landlord. The outgoing tenant must pay all sums due before the replacement takes effect.
