Cancellation Policies
  • Cooling Off Period
    A 5-calendar-day cooling-off period applies for bookings made on or before 27th May 2026. A 48-hour cooling-off period applies for bookings made after 27th May 2026. Cancellation must be submitted in writing within the applicable cooling-off period. A full refund of the Advance Licence Fee will be processed to the original payment method within 28 days. Clearing Rooms: No cooling-off period applies.

    Cancellation is permitted if a UK student visa application is declined by UK Visas and Immigration. Written cancellation must be submitted by 16th August 2026. Evidence of visa refusal is required. Cancellation is not permitted if refusal was due to failure to complete the visa application correctly or on time. The university must have issued a CAS number.     Cancellation is permitted if a university place in the same city as the accommodation is declined. The decline must be due to failure to meet academic entry requirements. Cancellation is not permitted for misconduct, financial issues, withdrawal, revoked offers, or incomplete university application steps. Written notification must be submitted within 48 hours of becoming aware of the decline. Evidence must be provided. The occupation period must not have started. The student must
  • Replacement Tenant Accepted
    The student must organise the replacement student. The property may assist at its discretion but provides no guarantee of marketing or advertising the room. Liability remains with the original tenant until the replacement student formally takes over the contract. Refunds will only be processed after the replacement student has taken over. If checked in, the student must find a replacement student to terminate the agreement.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    An Advance Licence Fee equivalent to the first 2 weeks of the contract is payable at booking. This payment is a prepayment of accommodation fees. It is deducted from the total accommodation fee. It is not refunded at the end of the stay. It is refundable only if cancellation is approved under an eligible cancellation policy.

    Payment options available: One annual payment Two instalments Four instalments Monthly instalments Payment option changes: Free before occupation if within the cancellation period. Subject to the property’s approval after the cancellation period. A £50 administration fee applies to approved payment option changes after the cancellation period. Please note: - Instalment plans are charged at a premium above the standard rate for all tenancy lengths. 44-week and 45-week tenancies carry a 10% higher instalment premium compared with 51-week tenancies.

    Guarantor Requirement

    A UK-based guarantor is required for students choosing a monthly instalment payment plan. Annual, two-instalment, and four-instalment payment plans do not currently require a guarantor unless otherwise specified by the property.

    Additional Fees

    Students are liable for any damage caused to the room and must pay for damages before check-out. Dual Occupancy is allowed with a 20% premium on top of the room’s weekly price.

    Do I need to be a student to live in the property management?

    Yes. You need to be a full-time student to live at the property management.

    What type of rooms do you have?

    Property management has a number of student room options to choose from, all designed to give you the best student living experience. They have a range of luxury studios as well as shared apartments – each room however has its own ensuite, bed and study desk.

    Do you offer dual occupancy rooms?

    Yes! If you want to live with a partner, they offer dual occupancy rooms in many of their buildings at property management, with an extra charge of 20%. The exception to this is Belfast, where all rooms are single occupancy only.

    When do I need to book my student accommodation?

    Rooms at property management are quick to sell out, so the best time to book your student accommodation is when you’re applying for your university.

    Can I stay during holidays?

    Yes. Their contracts allow you to stay over the winter holidays, with the option of staying over summer by choosing a 52-week contract.

    Are pets allowed?

    Unfortunately, property management facilities are not suitable for pets, so they do not allow them in their buildings. But they love to see your photos of them!

    Can I have visitors? How long can they stay?

    Of course! You can have a guest stay up to 2 consecutive nights free of charge. You’ll need to make sure that they are signed in at reception, and always with you whilst in the building.

    Can I move into property management early?

    It might be possible to check in earlier than your contract starts, if your room is empty over the summer. Get in touch and they can let you know the earliest date that you can move in. Once your contract has officially started, you can move in at any time. Closer to the start date, they’ll ask you to let them know when you plan to arrive so that they can make check-in as seamless as possible – but if you need to amend this date and time, you can easily do so from within your property management Account.

    Do you do short-term contracts?

    They have some studios available with shorter contracts in their residences across the UK and Spain. Perfect if you are only studying for a term at a time or on a language course that lasts a few months. To find out more, please contact them and they will try to find something suitable for you.

    Can I book my room close to my friends?

    At property management, you choose your own individual room from their availability, so absolutely! Get in touch with their Lettings team and they can help you select a room close to your friends.

    Are utility bills included at property management?

    Yes! property management is all-in.

    Do I need to pay for a TV license and council tax as a student living at property management?

    If you plan on watching/recording any live terrestrial TV or on BBC iPlayer, you will need to pay for your own TV Licence. You can set up your TV Licence here. You only need a TV Licence if you’re living in the UK. If you’re living in Spain, you do not need to buy a TV Licence. You shouldn’t need to pay council tax in the UK as a full-time student. They might ask for evidence of your student status at any point during your stay in order to ensure you are exempt from council tax.

    How secure is my room?

    Your room is absolutely secure. All door entry is key fobbed, they have CCTV and their on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.

    Is there WiFi in the room and how fast is it?

    All their buildings offer a superfast Wi-Fi connection which allows you to stay connected wherever you are in the building; in your studio, around the residence or in the hub space. You will also have your own individual private & secure personal wireless network. Unlike services at other providers, not only can you connect each of your devices to the internet but you can also enable 10 personal Smart devices to discover and connect to each other. This means that you can share content between your Smart devices in a private and secure way just like you would in a traditional home setting and you can do it safe in the knowledge that nobody else in the building can connect to them. Their WiFi speeds are as follows: • 250 mbps Wi-Fi in all buildings in the UK and 100 mbps in their buildings in Spain • 500 mbps Wired connection through the internet ports (excluding Birmingham, Edinburgh and St Albans as they have no internet ports, and Spain, when they offer 100 Mbps)

    Can I smoke or vape in my room?

    No. As per UK Legislation, it is against the law to smoke indoors. Also, as per your Licence Agreement, it is not permitted to smoke or vape inside any property management building. There are designated smoking areas at each of the developments which you are welcome to use.

    Are events planned for residents?

    They organise regular events for all property management. From PT classes, to craft workshops and cooking classes, there’s an event to spark everybody’s interests. Plus, they partner with luxury brands like La Mer, Harvey Nichols and L’Occitane to bring you the best event experiences of any student accommodation in the world.

    What do I need to bring when I move in?

    While property management accommodation studios include all main kitchen appliances and furniture, you’ll need to bring your own utensils and kitchenware, kettle and toaster, bedroom furnishings, such as towels, duvets, and pillows. However, if you’ve booked a room with them (in the UK only) you can order one of their property management kitchen and bedding packs, which delivers all the essentials to your room before you arrive. Property management rooms in Barcelona include all furniture, as well as bedsheets, a duvet and towels. Each room has a microwave and sink, and all rooms (except Lite room types) feature a full kitchen including a hob, extractor fan and oven.     When can I book for next year?

    If you haven’t yet booked with them but are interested in booking for next year, their new booking launch will open in early November. If you have a booking with them for the current year and are interested in staying again for next year, keep an eye out for communication from them about Rebookers opening in October.

    What age do I need to be to live with property management?

    You need to be 17+ to live at property management, and a full-time university student in the UK or Barcelona.
