A guarantor is required when rent is not paid in full in advance. UK guarantor requirements: Must live and work in the UK. Must be 21–75 years old. Minimum annual earnings of £23,873.60. Good credit history. Proof of residence for the previous 3 years. Students paying the full rent in advance: Guarantor only requires proof of address and photo ID. The guarantor does not need to be UK-based. Students unable to provide a guarantor may use an approved third-party guarantor service such as Housing Hand (service fee may apply).
A £100 administration fee may be charged when processing a replacement tenant for a tenancy transfer. Dual occupancy fee: £15 per week.
